Selling your home is a big decision with a lot of other decisions that come along with it. One of the biggest decisions when selling your home is whether you should try to sell it For Sale By Owner (FSBO) or use an experienced agent. How do you decide which option is best for you?

There are some questions you need to ask yourself before you decide to take on the task of selling your home yourself.

  1. Have you ever sold a home before?
  2. Do you know how to market your home effectively?
  3. Can you prepare a Comparable Market Analysis (CMA) to make the best decision on pricing your home?
  4. Are you able to access the Multiple Listing Service (MLS)?
  5. Do you know your local area real estate market extremely well?
  6. Are your negotiation skills above par?

Did you answer “no” to any of those questions? If you did, you may want to seriously consider hiring an agent to sell your home. Selling a home is something that you don’t want to do unless you are really confident in your ability to do it alone. There are contracts, financial information, inspections, pricing, and more that go into selling your home.

Selling your home yourself may seem like the best answer because you will save on the cost of paying commission, but the reality is that you will lose more by selling it yourself than you will pay in commission. An agent is experienced in pricing your home accurately, marketing your home to sell, and making sure there aren’t any issues along the way. If a buyer comes and they are using an agent, you will be responsible for their commission anyway, so it is best to have representation as the seller also. By hiring an agent, you will get more for your home than if you were to sell it yourself.

A real estate agent is trained to be able to answer “yes” to all the questions above. They do this every day, and they are good at it. They know that running a CMA and pricing the home correctly is vital to selling your home quickly, and for the price you want. Agents are negotiators. They can negotiate with the buyer’s agent, attorneys, banks, inspectors, and title companies on your behalf. Agents also have the means and experience to market your home the right way.
